Your New Boiler's Building Regulations Certificate: When It Arrives and What If It Doesn't

A new gas boiler has to be notified under Building Regulations, and you should receive a certificate by post once it is. Here is when the certificate should arrive, how to chase it and what to do if nothing turns up.
The Building Regulations Compliance Certificate is the document that proves your new boiler was notified: the Gas Safe registered engineer who fitted it notifies the installation through Gas Safe Register, after which the certificate is sent to the property. What Building Regulations notification means
Registering a new boiler means notifying the installation to building control, which a Gas Safe registered business does on your behalf. Replacing a gas boiler is notifiable work under Building Regulations in England and Wales. Rather than every homeowner applying to their council, registered gas businesses can self-certify their work and notify it through Gas Safe Register, which then informs the local authority.
People use the word registration for three different things, which causes confusion:
- Building Regulations notification. The legal step this article is about. It confirms the installation was reported as compliant.

- The engineer's Gas Safe registration. This applies to the person or business doing the work, not the boiler. Anyone fitting a gas boiler must be on the Gas Safe Register by law, and you can check them on the register before work starts.
The Building Regulations Compliance Certificate
The Building Regulations Compliance Certificate is the document that confirms a notifiable gas installation was reported by a registered business. It is sent by post to the property address, not handed over on the day. It lists the property, the type of work and the appliance, and it names the registered business that did the job.
It is not a gas safety certificate. How long the certificate takes to arrive
Expect the certificate by post within a few weeks of the installation, not on the day. Gas Safe Register asks registered businesses to notify work within 30 days of completion, and the certificate is issued once the notification has been processed. If a month or so has passed since your boiler was fitted and nothing has arrived, ask your installer to confirm the date they notified the job.
How to chase a missing certificate
Start with the installer: a registered business can confirm when the notification was made and what address and appliance details were used. Most problems are simple ones, such as a flat number missing from the address, so the certificate has gone astray rather than never been issued.
If the installer cannot help or does not respond, contact Gas Safe Register directly. They can tell you whether a notification exists for your address and can usually provide a replacement copy of a certificate that was issued; there may be a charge for a copy. What to do if your boiler was never notified
If no notification exists, go back to the installer first and ask them to notify the work now; that is their responsibility, not yours. A business that is genuinely Gas Safe registered can still notify a job late, though it may need to explain the delay.
If the installer has ceased trading, cannot be traced or turns out not to have been registered at all, speak to Gas Safe Register and your local building control. Work by someone who was not registered is a more serious matter: the installation itself may need to be inspected by a registered engineer to confirm it is safe. Do not keep using an appliance you have been told is unsafe.
Why the certificate matters when you sell or let
A buyer's solicitor will usually ask for Building Regulations evidence for any boiler fitted in recent years, and the compliance certificate is what they want to see. Without it, the sale can stall while you track down a copy or arrange indemnity cover, which is a fix for paperwork, not a substitute for a properly notified installation.
